IRR is the discount rate at which NPV = 0 i.e. Outflow = Inflow.
Outflow in this sum is 270m. Since the inflow is in perpetuity, Inflow = 30 / i
Now, Outflow = Inflow 270 = 30 / i
Solve for i = 11.11%. Option A.
This question creates confusion, but everytime you have to equate IRR where NPV is 0.
Therefore, equation is:
0 = (270) + 30/r
Solve for r.
